Spiro is a senior planning, development, and operational leader with more than 30 years’ experience spanning statutory planning, property development, capital delivery, and executive management in highly regulated, operationally complex environments.

Trained as an urban and statutory planner, Spiro, besides his many years at senior levels in Council planning departments,  has led projects across the full development lifecycle — from site identification, feasibility, and due diligence, through strategic planning, design coordination and approvals, to construction, commissioning, and long-term operational performance. His experience covers residential, mixed-use, community, institutional and infrastructure-related developments across NSW.

He works closely with architects, urban designers, engineers, and project teams to ensure design intent is preserved while remaining deliverable, fundable and fit-for-purpose over the life of the asset.

He is particularly strong at the intersection of design, approvals, and operations, with a clear understanding of how early design decisions influence planning risk, buildability, lifecycle costs and end-user outcomes. This operational lens allows him to add value beyond approvals, helping design teams and clients avoid downstream issues that can compromise otherwise strong design outcomes.

Spiro now works in collaboration with Geoform Architects, informing and navigating the complex statutory process where strong design outcomes must be aligned with planning certainty, design integrity, and commercial performance.

In this role, he provides priceless delivery advice that complements Geoform’s design excellence orientation, helping clients move confidently from concept through approval and into delivery.

Known for his calm, pragmatic and commercially grounded approach, Spiro acts as a trusted advisor and interface between clients, Architects, consultants, and delivery teams. His focus, like Geoform’s, is on de-risking projects early, by informing design decision-making, and ensuring developments are not only approved as quickly as possible — but operate effectively over the long term.
